Masons Passage, Lorton Virginia Town Home Market Report

Recently, one of our elderly neighbors had a medical emergency.  A call to 911 prompted a rapid response from Prince William County Fire and Rescue Station 14 located right here in Lake Ridge.  They were at the home in less than 4 minutes.

There are only 3 subdivisions in eastern Prince William County with a fire station in the community

Hopefully, you will not require their attention, but it is an important resale feature just as the first five are

They Received Help And They Gave Help

 

Yesterday I had the privilige of working with many volunteers committed to distributing food packages (Operation Turkey) to needy families in Prince William County and Manassas, Virginia

As you can see, the individual bags are piled almost as high as I am tall.  Fortunately, I didn't have to cook for the almost 2,100 families that will receive the assistance.

There were men, women and some teens working along with us who were themselves recipients of the packages - that reinforced  my faith in the goodness of the human spirit.  You can't help but love those who wanted to repay the generosity of the community.

In the 26 years Arthur and I have lived in Prince William County we have always been eager to give back to the community that has provided us with so much.  Do other communities provide opportunities to serve?  Absolutely, but this is the one we know personally.

Now, starting the day after I have prepared our family's Thanksgiving dinner and Arthur has finished cleaning up the mess

  • I'll be busy selling Christmas trees on Hoadly Road in support of local and international Presbyterian missions
  • On December 6 I'll be with members of my West Springfield Rotary Club in support of a member's foundation that provides breakfast at The Waterford and a Christmas shopping spree for needy children.  It's Karen and Bill Brown's way of keeping the memory of their daughter alive through community service

I must admit I am guilty of volunteering all year long.  If you are planning to relocate to Northern Virginia please give me a call and allow me to serve you with the same dedication I give to community service

Operation Turkey Doesn't Want Your Turkey- I Guarantee It

Operation Turkey in Prince William County is a joint community program of ACTS,Inc and SERVE. 

  • They do not deliver turkeys to the 2,100 needy families they will assist this year
  • Gift certificates towards the purchase of a turkey are given to the needy families

Food banks are reluctant to accept donations of perishable food items such as a turkey from individuals.  I am certain you can understand the potential risk this would impose in case there was tampering and spoiled food. Operation Turkey will accept specific non-perishable food items from individuals and they most certainly welcome cash contributions.

We have been involved in collecting and delivering food items for ACTS for many years through our church, BSA and Rotary International. As a matter of fact, I'll be distributing Operation Turkey packages on Monday 11/24.  My husband and I know whereof we speak.

If you buy a turkey for Operation Turkey you would be smart to have plans for it beside delivering it to Operation Turkey in Prince William County.  I have included a link to Prince William County Operation Turkey that clearly spells out what they will accept - turkeys are not on the list!!!!  In the lower left hand corner of the flyer it tells the public gift certificates are given.

Before you decide to do a good deed for Thanksgiving take a few minutes, pick up the telephone and call your local organization that feeds the needy to be sure you don't wind up owning an extra turkey. 

 

Cavanaugh Crossing - In The Shadow Of A Former Prison, Lorton Virginia

Cavanaugh Crossing is adjacent to the site of the now "former" Lorton Prison site.  The subdivision is accessed from Hooes Road - just a few seconds north of Route 123 in Lorton.  They are Brookfield built and feature Soutthern Mansion styles as well as traditional colonial style. 

  • The Lorton VRE railway station is approximately 10 minutes away with service to both L'Enfant Plaza and Union Station in Washington, D.C. Once aboard you the train

Harbor View For Boats, Convenience And Land

Harbor View is an established Lorton VA Community of 170 detached homes on ½ acre plus lots.  The majority of the homes are custom built - no one builder dominated the area.

October 2007 to 2008 Price Change Comparison Prince William and Fairfax Counties

The chart below demonstrates clearly that October 2008 versus October 2007 price reduction percentages were greater in Prince William County than they were in Fairfax County.

Are there speculations as to why this occurred?  Yes, and that is exactly what they are - speculations.  However, I believe there is one indisputable reason.

  • Home prices are normally lower in Prince William County than in Fairfax County
  • So a huge number of sub-prime loans were made in Prince William County
  • Home foreclosures, therefore, are higher in Prince William County
  • Lenders have a greater number of homes to sell in Prince William County causing asking prices to be lower than areas with fewer foreclosures such as Fairfax County

As a result, many people in Prince William County who do not have to sell their home are not putting them on the market - the market of homes for sale is weighted towards foreclosed homes. 

There are price reductions in both counties, but the opportunity to make a "good deal" may be greater in Prince William County at this point in time

Additionally, the availability of VA and FHA financing makes Prince William an even greater opportunity for the military or civilian purchaser.

Reasons To Consider Lake Ridge Virginia As Your Home #5

TREES, TREES, TREES and SPACE BETWEEN MY HOME AND MY NEIGHBOR'S HOME 

Newer urbanized communities have homes built much closer together than subdivisions such as Lake Ridge.  In the case of Prince William County the newer subdivisions must set aside "open space", but it is normally adjacent to the subdivision and not where the people live - it is that part of the site where the land was unable to be developed for residential or commercial use.  There is absolutely nothing wrong with that concept if that is what you prefer.  However, for people who would rather have the feel of "Smalltown USA" then Lake Ridge is your "cup of tea".  Of course if you prefer your "cup of coffee" we have our very own Starbucks.

Lake Ridge has 1,200 acres of undeveloped land amidst the developed land which provides a substantial amount of common ground.  In the Lake Ridge plan the developer preserved as many trees as possible and also provided a substantial amount of separation between homes - in town homes the separation is to the rear of the home as opposed to the left or right side as is the case with detached homes

But wait, there are other reasons the might make Lake Ridge attractive to you

  1. SCHOOLS - they're important for families with children and also add value for anyone at the time you decide to sell

Hallowing Point, Lorton, Virginia Market Report

Hallowing Point is the epitome of living on the Potomac River in Northern Virginia.  The custom homes are on large lots with fantastic vistas of the Potomac River and Maryland.  The community has its' own park and boat launching facility right on the river.

The interesting point is that you pass through several very prominent historical sites, parks and open pasture land to get there.

  • Pohick Church -  It was located in a frame building at Old Colchester Road and Gunston Road.  No less than 3 prominent 18th century "personages", George Washington, George Fairfax and George Mason IV disagreed on relocating the church to its' present location at US1 and Old Colchester Road - GW won the day.

  • Pohick Bay Public Golf Course is an extremely popular course operated by the Northern Virginia Regional Park Authority
  • Pohick Bay Regional Park has boat launch facilities, small boat rental, camping, cabins, shelter rentals and a public pool
  • Gunston Hall  This is the home of 18th Century patriot, George Mason, and is open to the public

Hallowing Point - Every Day Is Like A Sunday Afternoon Drive

Lorton Station for Fort Belvoir And Points North

Lorton Station is a 300 acre subdivision of 950 newer homes just South of Fort Belvoir.  Detached homes and town homes are available and, yes,

  • It is within 15 minutes of the entrance to Fort Belvoir. 
  • Additionally, it is only 15 miles south of Washington, D.C.
  • The Lorton entrance to and exit from I-95 is just outside the community on Lorton Road. 
  • On those occasions when you need to go to the Pentagon the VRE Lorton Station is in the community.  Take a Northbound train, change to the Metro Blue Line at King Street and go to the Pentagon Station.

  • The 100 acre Joseph Plaskett Park with both hiking and biking trails runs through Lorton Station.

  • Pohick Bay Public Course is within 15 minutes if you are not eligible to play Fort Belvoir
  • Mason Neck State Park and Mason Neck National Wildlife Park are part of a 6,000 acre wetlands management area and is a major bird and wildlife sanctuary - hiking and biking areas are easily accessed.
