Wordless Wednesday - What A Difference A Month Makes

The cherry blossom buds at the right are on the branches of the cherry tree just to the right of the small, snow covered evergreen tree. We are less than four weeks away from the Cherry Blossom Festival in Washington, DC. If you have never seen the cherry trees in your nation's capital it is a trip you should put on your list of "Places To Go" And not just in the city. Cherry trees are a "way of life" in the suburbs of Virginia and Maryland.

Speechless Sundays - When Ecofriendly Is A Misfit

There are not many things more elegantly inviting and soothing than a gas lit carriage house or post lamp. Nowadays, we primarily use attractive flickering incandescent candles. However, I suspect the people who designed the first lamps would be appalled to see ecofriendly light bulbs installed in this light fixture. It doesn't "work" for me.

One of the advantages of living in a subdivision the size of Lake Ridge is the number of community activities planned by the Lake Ridge Parks and Recreation Association. The staff is very adept at developing programs that appeal to a broad range of age and interest levels.

A prime example is the annual Eggstravaganza.

Wordless Wednesday - Surviving An Invasion

Manassas is an historic city in central Prince William County, VA. Two major Civil War battles were fought here as the railroad junction was critical to both sides.

The part of the city around the railroad junction is Old Town Manassas. It has been revered for years and is a major attraction for both locals and tourists. Many buildings that are not protected and were of little or no use have been replaced with office buildings - my RE/MAX office is one of them.
Yesterday I looked between it and its' bank building neighbor and couldn't help noticing a Victorian that has survived the invasion. There are numerous other residential survivors and many of them have been converted to offices of law firms, accountants, financial planners, etc.

      ABOUT WOODBRIDGE

Woodbridge is a geographic and postal location in Prince William County VA. Its’ boundaries are determined by 3 ZIP codes - 22191, 22192 and 22193. The Woodbridge area has a population of approximately 90,000 people. In the Commonwealth of Virginia if you live in a county (that's the vast majority of us) all of your services are provided by the county. That includes schools, public safety, water and sewer, courts, libraries, hospitals etc. The elected officials of the county are Supervisors and one of those folks is the Chairman of the Board of Supervisors. The day-to-day business of managing county agencies falls to the County Executive who serves at the pleasure of the Board of Supervisors. This is also true of the police chief, fire chief, and school superintendent. The sheriff is elected as is the clerk of court. Therefore, you only pay one tax - your real estate tax. You do pay a water and sewer bill since that is a function of your personal usage.

One of the most recognizeable signs along I-95 as you pass through Prince William County VA is the gigantic Potomac Mills sign. It is one of the largest discount malls on the Eastern Seaboard and home to more than 200 outlet stores. Some of the more famous names are Nordstrom's and Saks 5th Avenue.

Over the last 10 to 15 years a very large number of malls, restaurants and hotels have sprouted within the vicinity of Potomac Mills. Eastern Prince William County has truly become a shopper's paradise. Witness the fact there are bus tours from other states bringing large groups of people to shop the area. Speechless Sundays - High On A Hill Remembering It's Former Grandeur

Arthur and I have lived in Northern Virginia for 37 uninterrupted years. During that time we have taken full advantage of the opportunity to visit scores of historical sites that are not on the "tourist tours." Huntley is not open to the public and is heavily secured to protect it from vandalism. Since we photographed it there is no question it is in plain view for all to see. It sits at the highest elevation in Fairfax County and has a southern "to die for" view.

Part of the original 1,000 acre estate is now Huntley Meadows Park, a major wetlands preserve in Northern Virginia.

    COMMUTING

    • EXPRESS BUS SERVICE to the PENTAGON and WASHINGTON, DC is available at the Festival Shopping at Old Bridge shopping center in Lake Ridge - less than 10 minutes
    • CARPOOLS usually meet at the VDOT Commuter Lot at the entrance to Lake Ridge - see OMNIMATCH for more specific details
    • SLUGGING (some erroneously call it hitching a ride which it is) is a result of the need to use HOV lanes on the I-95 as much as possible. Commuters form a line at a designated SLUG STOP in Lake Ridge - it is the VDOT Commuter at the Lake Ridge entrance. For example, a driver will pull up headed for the Pentagon, but needs one more passenger to qualify for HOV-3. The first person in line going to the Pentagon will join the others in the car and away they go. It's free commuting for the slugger and gives the driver availability to HOV lanes on I-95 - win win!!
    • RAILROAD The Virginia Railway Express WOODBRIDGE STATION with rail service to Springfield, Crystal City and Union Station in Washington, DC is approximately a 20 minute drive from The Glen in the morning rush hour. At Springfield you can switch to METRORAIL that gives you access to the entire National Capital Area subway system.
    • LOCAL BUS SERVICE Local buses run regularly throughout the Greater Woodbridge area as well as other areas of Prince William County. Lake Ridge is one of the communities served by OMNLINK

Wordless Wednesday - Curb Appeal Has Nothing to Do With Age

Over the past 34 years as real estate brokers in Northern Virginia my husband and I have seen more than our fair share of cosmetically and materially  challenged homes. We have listed them for sellers and we have sold them to buyers. Of course, in each instance the list price and final price was considerably less than normal due to the condition of the property.

The 18th century home below is maintained by Prince William County and the 19th century church is maintained by the still existent congregation. Even so, there are private residences as old that are beautifully maintained.

We have a difficult time understanding why someone would allow property to deteriorate as much as they do

    About Port Potomac, Woodbridge VA

    Port Potomac Entrance Photos

Port Potomac is one of the new communities being developed along the Route 1 corridor between Dale Boulevard and Route 234. It features a very damatic entry boulevard and wide streets throughout the community. The quote below was taken form the developer's Port Potomac description.

" The entrance to a community tells you much about the quality of life to be found within. Port Potomac greets you with the classic elegance of formal brick structures and manicured green lawns. The white columns and red brick of the Community Center, framed by a unique water feature are a perfect setting for one of the finest community recreational facilities you can find in Prince William."
